Dwarka Smart City: The geographical map of New Delhi is about to change in 2015- DDA has announced that work started towards creation of three smart cities- Narela, Rohini and Dwarka at the outskirts of Delhi-for the development of 21 land dwelling housing units across different group-housing societies.
The development of smart cities in Delhi is great opportunities for real estate sector of New Delhi, especially South-West Delhi, which is expected to get largest share – almost 14-515 lakh flats our of the above number. Formally called as the L Zone in Delhi by Delhi Development Authority’s MPD, this piece of real estate is an unconstructed stretch laying a strategic position between Dwarka & Gurgaon, so it is known as Dwarka Smart City. Under the MPD 2021, the authority divided into 15 Zone is the largest, and is completely undeveloped – Najafgarh is the only census town in the entire Zone, so it is the most lucrative real estate too.
It would be especially lucrative since it getting as a smart city. A relatively new concept in India, it means that Dwarka Smart City would be developed as a technology driven space with highest facilities including Schools, Commercial complexes, hospitals, green spaces and energy efficient structures getting uninterrupted power, wi-fi connectivity and water availability. While private developer entity things like parking lots, hospitals and schools, the DDA would be responsible for developing the primary infrastructure- the road, water and sewage and green spaces. Many housing societies and private developer entity like Ansal, DLF, Omaxe, Parshvnath, Tata Housing, Emaar, Unitech, MGF, Ireo and Godrej etc., are coming further with their investment structure and majority have already bought land.
